Backed by Real Estate – The Key to Bridge Loans

As private lenders, real estate is especially important to us. It is one of the most effective forms of collateral borrowers can utilize when they come to us for bridge loans or hard money. Real estate is tangible. It has intrinsic value. Borrowers use it as collateral because it makes private lenders comfortable about their risk.

Most of the loans we make are backed by real estate. A typical borrower is a property investor looking at either a bridge or hard money loan to close a deal on time. The property being acquired acts as collateral on the loan. However, this sort of scenario isn’t set in stone.

We loaned the client the money he needed so that he could take care of his employees. He offered property as collateral on the loan. Meanwhile, he was able to pursue payment from his customer and ultimately satisfy the loan.

The one thing that made all this possible was the client’s property. It had the value we were looking for to cover the cost of the loan and our risk. In the end, the client could access cash quickly. He was able to take care of his employees. This is the sort of thing Actium lenders get excited about.

We Offer Asset-Based Lending

One of the things that makes us different is that we offer asset-based lending. Traditional lenders write loans based on a borrower’s perceived ability to repay. But we look at the value of the assets offered as collateral. In nearly every case, that asset is real estate.
